In March 2024, a unique business listing appeared in Minnesota, which provided the opportunity to own an over 98,000-square-foot building in a prime downtown Duluth location. The historic building was built in 1956, featuring skywalk access, parking, and fantastic views of Canal Park and Lake Superior.

That building was Duluth's Wells Fargo Center, located at 230 W. Superior Street, which at the time of the listing was 76% occupied and 24% vacant, including the entire 9th floor. Wells Fargo occupied about 16,000 square feet of space.

However, just over a year later, it appears that the building's namesake will be closing its downtown Duluth branch, leaving both the name of the building and its future tenants in question.

Wells Fargo Announces Branch Closure In Downtown Duluth, Minnesota

Wells Fargo customers in the Duluth area received a letter this week to notify them that the downtown Duluth branch would be closing. I do some business with Wells Fargo, and have worked for the company in the past, and I also received the letter.

It read in part:

"A change is coming to a branch in your area. The following branch and ATM will permanently close on December 3, 2025.

Downtown Duluth
230 W Superior Street
Duluth, MN 55802"
The letter then goes on to advise customers that they can continue to receive person-to-person financial support and services from the Kenwood Duluth branch, located on Arrowhead Road.

While not stated in the letter, Wells Fargo also currently has a Miller Hiller location on Haines Road, and a Denfeld location on West Superior Street, which also currently remain open in Duluth.
