
What’s Opening In The New Building On Minnesota’s Miller Trunk Highway?
My family and I are no strangers to Do North Pizza, McKenzie's Bar & Grill, and the Caribou Coffee in Hermantown. We find ourselves visiting those places enough that I tend to notice when something changes along that stretch of Miller Trunk Highway.
Recently, I've seen a new building being built in that area, at 5106 Miller Trunk Highway, where they used to sell golf carts, and I wondered what was coming. The structure looks like it was built for a quick-service restaurant, but there were no signs up to verify that.
Then a good friend gave me an interesting tip. On a recent visit to the Jimmy John's at Miller Hill Mall, an employee told him that a new Jimmy John's would be going into that location — along with a Baskin-Robbins. I've since heard the same information from many others in the Hermantown area, so I decided to look into it further. Here's what I found.

The Evidence Points Toward It Happening
A listing for a Baskin-Robbins location at 5106 Miller Trunk Highway in Hermantown appeared on the Baskin-Robbins official website, at the same address where the new building now sits.
Interestingly, that page has since been taken down or is still being finalized, but its existence on the brand's own location finder is a meaningful signal.
Job listings for the Hermantown location have also appeared on hiring platforms, which typically indicates an opening is in active preparation.
The combination of Jimmy John's and Baskin-Robbins under one roof is a concept that has been quietly expanding across Minnesota over the past couple of years.
The franchise group behind these locations is Lunch Money Management, a Minnesota-based operation, and the concept works because both brands fall under Inspire Brands, which is the same parent company that owns Jimmy John's, Baskin-Robbins, Dunkin', and several other major chains.
The first co-branded location in Minnesota opened in Anoka in August 2024, followed by a second in Zimmerman, and a third is on its way to Delano. If the Hermantown location moves forward as the word-of-mouth and online listings suggest, it would be the first of its kind in Northern Minnesota, and I think it would be a welcome addition to the Miller Trunk Highway corridor.

Jimmy John's business is concentrated at lunch, while ice cream draws customers in the afternoon and evening, after sports games, activities, and other occasions that call for a treat. That would make a lot of sense in that Hermantown location, with the amount of hockey and other games, along with tournaments in the area.
What We Know Right Now
There is no signage up at 5106 Miller Trunk Highway, as of May 6, 2026, anyway, and no official opening date has been announced. However, it looks like a drive-thru window is firmly in place.
But between the building that's already been constructed, the Baskin-Robbins location listing that appeared on the brand's own website, the job listings that have been posted, and the consistent word-of-mouth coming from more than one source, not to mention the design of the building itself, all signs point toward another food and treat option coming in the near future for the Hermantown, Duluth, and visitors in the area.
